What this service involves

A reverse mortgage appraisal is a market-value appraisal of a residential property, prepared to inform the homeowner about the value a reverse mortgage depends on. The deliverable depends on the agreed scope. As with any lending context, the lender underwriting a reverse mortgage will order its own appraisal through its own process; an owner-ordered appraisal informs you but does not automatically satisfy the lender's requirement.

This is distinct from a conventional or cash-out refinance appraisal, which supports a different loan structure. A reverse mortgage has age and occupancy requirements set by the program, which we do not evaluate; we provide the value.

When someone may need it

A homeowner considering a reverse mortgage may want a valuation beforehand to understand whether the equity supports the proceeds they hope to receive. Family members or advisors helping an older homeowner may also request a valuation to inform the decision. The lender's program requirements determine eligibility, which is separate from the value.

What the analysis considers

The appraisal considers the residential property's current market value based on:
