A financing appraisal is a market-value appraisal of a residential property, prepared to inform a financing decision that does not map to a single named program. The deliverable depends on the agreed scope. As with any lending context, a lender underwriting a specific loan will typically order its own appraisal; an owner-ordered appraisal informs you but does not automatically satisfy the lender's requirement.
This is distinct from a conventional or FHA appraisal, which addresses a specific program's requirements. A financing appraisal addresses the property's market value for the broader financing question at hand.
