What this service involves

A claims appraisal values the residential real estate relevant to an insurance claim — often the property before and/or after a damaging event. The deliverable depends on the agreed scope and the claim's needs. The appraiser's role is limited to the real estate valuation; the insurer, adjuster, and the owner handle coverage, loss calculation, and settlement.

This is distinct from the insurance appraisal clause process (a specific dispute-resolution mechanism in some policies), which uses a different procedure. We provide market-value valuations that may support a claim; we do not serve as a policy-defined appraiser unless separately engaged for that specific role.

When someone may need it

An owner may need a claims appraisal to document the value of damaged property, to support a disputed claim, or to provide an independent valuation alongside the insurer's process. Attorneys representing owners in claim disputes may also order valuations.

What the analysis considers

The appraisal considers the residential property's value at the relevant date(s):

• Property characteristics: type, size, layout, and condition at the valuation date.
• Before/after values: value before and/or after the damaging event, as the scope requires.
• Comparable sales: sales near the valuation date(s).
• Market conditions: local conditions at the relevant time.
• Intended use: supporting the insurance claim context.

Information that may help

Helpful items include the property address, the date and nature of the loss, before and after photographs, and the claim context. Share claim and policy documents directly with your appraiser rather than through the general inquiry form.

How the assignment works

We confirm the scope and valuation date(s), inspect the property in its current condition, research historical data for any before-event value, complete the analysis, and deliver the report. We coordinate with the owner and, where appropriate, their representatives, while staying within the real estate valuation role.
